Sabil is a verified marketplace that connects buyers and sellers of SME businesses and commercial spaces in Lebanon, the UAE, and the broader MENA region. By creating an account or using the platform, you agree to these terms.

You must be at least 18 years old and legally capable of entering into binding agreements to use Sabil. If you are registering on behalf of a company, you represent that you have authority to bind that entity.

Sellers and landlords are responsible for ensuring that all listing information is accurate and not misleading. Business names and identifying details are kept confidential until an NDA is executed. Sabil reserves the right to remove any listing that violates these terms or applicable law.

Sabil does not independently verify the financial information provided in listings. Buyers are strongly advised to conduct independent due diligence.

Access to confidential listing information is granted only after an NDA is executed through the platform. Users who receive confidential information under an NDA are bound by its terms. Breach of NDA may result in account suspension and legal action.

Sabil charges success fees on completed transactions and, where applicable, listing fees. Current fee rates are displayed on the platform before any commitment is required. Fees are non-refundable once a transaction is completed.

Sabil is a technology platform, not a licensed business broker, financial advisor, or legal advisor. Nothing on the platform constitutes financial, legal, or tax advice. You should seek independent professional advice before entering into any transaction.

• Submitting false or misleading listing information.
• Attempting to circumvent platform fees by transacting outside the platform after making contact through it.
• Sharing confidential information obtained under an NDA with third parties.
• Using the platform for any unlawful purpose, including money laundering.
• Creating multiple accounts or misrepresenting your identity.

All platform content, design, and software is owned by Sabil or its licensors. You may not copy, reproduce, or distribute any part of the platform without prior written consent.

You retain ownership of the content you submit (listings, documents). By submitting content, you grant Sabil a licence to display and use it solely to operate the platform.

To the maximum extent permitted by law, Sabil is not liable for any indirect, incidental, or consequential damages arising from your use of the platform, including losses resulting from transactions between users.

Sabil's total liability to you for any claim shall not exceed the fees you paid to Sabil in the 12 months preceding the claim.

We may suspend or terminate your account if you breach these terms. You may close your account at any time by contacting us. Obligations arising from completed transactions survive termination.

We will notify registered users by email of material changes. Continued use after the effective date constitutes acceptance of the revised terms.

These terms are governed by the laws of the Republic of Lebanon. Disputes that cannot be resolved informally shall be submitted to the courts of Beirut. For users based in the UAE, applicable UAE commercial law also applies.
